Property Management Services

We provide comprehensive property management services for real estate owned by clients in the Czech Republic. Such properties can generate an annual return of 3–6% for their owners.

We enter into an agency agreement and act on behalf of the owner (the principal) solely for the purpose of renting out the property. No other powers are transferred. Our service fee is 12% of the received rental payment. The service is not charged if the property is unoccupied or if tenants delay payments. We also handle short-term rentals, operate on all platforms, and ensure the property's occupancy.​

Statistics indicate that approximately 10% of real estate in the Czech Republic is owned by foreign individuals and companies. However, the majority of these properties are held without being rented out. This is often due to the owners' inability to be present in the country and manage the rental process. For such clients, we have developed a full-service property management offering, which includes:

  • Comprehensive consultation on all legal, technical, and financial aspects of property rental.

  • Preparation for rental, including the creation of advertising listings.

  • Property leasing, encompassing the execution of rental agreements.

  • Property management, involving the monitoring of timely payments for rent, utilities, and other charges; addressing ongoing issues with tenants, utility providers, and property management entities.

  • Property insurance and handling of insurance claims.

  • Immediate on-site response when necessary.

  • Monthly financial reporting to the owner, detailing all financial positions (income/expenses/balance).

  • Preparation and submission of tax reports related to income received from property rentals.
